Where to buy property in Santa Gertrudis, Ibiza
Known as Ibiza’s Notting Hill, this boho-chic Spanish village has an international feel — and plenty of celebrity residents

Santa Gertrudis de Fruitera is a small farming village in the centre of Ibiza where the celebrity count and property prices are remarkably high. Jade Jagger was an early convert to its rural charms, James Blunt has a home there and the Harry Potter actress Emma Watson spent part of lockdown at the below-the-radar Cas Gasi Hotel. Call in at Bar Costa in Santa Gertrudis’s pretty pedestrianised central square for some jamon Iberico and manchego cheese and you’ll see famous residents mix in seamlessly with local families.
“There’s always a really good mix of customers queuing at Bar Costa for the jamon sandwiches,” says the British-Canadian shoe designer Patrick Cox, 59, a resident of four years. “Santa Gertrudis is the sweetest place with idyllic views over countryside and hills, rather like Chianti. It’s right in the centre of the island, 15 to 20 minutes away from the sea, so it’s easy to get everywhere. It has an alternative vibe, not full-on hippy like the north of the island, just very relaxed. You don’t get package-holiday crowds and there’s a really good rapport between Spanish and international residents.”
The village is known as “Ibiza’s Notting Hill”, and while you don’t need to be famous to buy a home there, being a millionaire certainly helps. Prices for three or four-bedroom villas start from €2 million says Charlie Hill of Charles Marlow Ibiza Real Estate Agency, and that would be for one without views or extensive land.
